Does your broker help you add value to your park or just want a sale?  

Be cautious of brokers that claim a quick sale or a reduced fee if it sells quickly. That doesn’t usually mean the best price and terms for you the seller. Parks can sell quickly if you are flexible with the price but it often takes a little time to find just the best offer and time lines and the nature of loan underwriting for parks is at least 45-60 days. Using the knowledge and experience of a broker to negotiate a fair deal with your interest in mind should at minimum offsets the commission and ideally more that the “For sale by owner” price common without representation.
