: This an opportunity to an REO RV/Trailer park in Los Angeles County at below replacement cost with easy upside in
filling spaces. The park is located in the City of Lancaster approximately 7 miles west of Highway 14. The park was
taken back by the lender in July of this year and has existing management in place. Currently there are 12 -14
revenue producing spaces + 1 commercial lease. Space rent is $375 to $400 with the commercial tenant paying $2,000.
Electric is
submetered
and water, septic and trash are included n the rent. The property has a large building that was previously rented
as a bar/restaurant. The additional commercial building is occupied by a popcorn manufacturer that has is
discussing leasing both spaces. Existing zoning is RR5 -
resort recreation. There is a large concrete patio and adjacent grass area that would be great for RV Clubs and
groups.
Existing occupancy is at 41% because of the lack of management and maintenance. Occupancy in surrounding long term stay RV and MH parks is above 90%. Our
proforma
estimates 60% occupancy or 19 spaces with expenses at 54% of gross which should ordinarily fall in the 35%to 40%
range. There is plenty of
room to increase the number of spaces permitted under the HCD permit or expand or relocate the existing
ones.
A new owner can take advantage past poor management and operations and turns this park into a cash
cow. Aerial photos show consistently high occupancy before the
park fell into disrepair and mismanagement.
